GTA home sales fall 7.9% in October as average price slips to $1,024,108
GTA resale activity stayed softer in October on a year over year basis, even as the seasonally adjusted trend turned up for the first time in three months.
TRREB October GTA stats, released Nov 4, show sales of 5,603, down 7.9% year over year, and new listings of 14,173, down 11.9%. The average price was $1,024,108, down 2.7%, and the MLS HPI composite was down 4.3% year over year.
On a seasonally adjusted basis, sales rose 1.2% month over month to 5,274, the first rise in three months, and the seasonally adjusted price index rose 0.1% to $928,800, per Reuters coverage cited in the brief.
For investors, the split matters. Year over year prices and volumes are still down, which supports negotiating leverage on resale acquisitions, while the seasonally adjusted uptick is an early signal to watch rather than a confirmed turn. Underwrite GTA deals on current rents and current comparable sales, not on an assumed rebound.
