CPP Investments and Dream complete $585.8M acquisition of a GTA industrial portfolio
CPP Investments and Dream have completed a $585.8M acquisition of a GTA industrial portfolio, in one of the largest Canadian logistics deals announced this fall.
Announced Nov 2, the portfolio holds five modern, fully leased logistics assets totalling 2.1M sq ft. The buildings were built between 2020 and 2024 and offer 36 to 40 ft clear heights. The joint venture has now deployed over $1.4B toward a $3B target, and CPP holds 90%.
Modern, fully leased logistics product at this scale is exactly what institutional capital is competing for: new construction, high clear heights, and no lease up risk on day one.
For investors, the signal is allocation, not just size. A pension buyer taking a 90% position and a venture still only partway to a $3B target points to continued institutional demand for GTA industrial, which supports values for well located logistics assets and raises the bar for older, lower clear height product competing against them.
