Indianapolis multifamily rents slip as occupancy falls to 93.1%
Indianapolis multifamily, one of C&Co.'s US target markets, is showing softer rents and occupancy alongside a slower sales market, per Yardi Matrix.
The Yardi Matrix October 2026 report, published in mid to late October and not previously briefed, reports advertised rents fell 0.1% on a trailing three month basis through August to $1,329, and were down year over year. Stabilized occupancy was 93.1%, down 60 basis points year over year.
Sales were also slower. Multifamily sales were $480M through August, down 17.2% from about $580M a year earlier. The average price was $136,841 per unit, down 3%, against a $192,668 national average. Top sales were newer suburban product in Carmel, Zionsville, and Fishers at $230K to $263K per unit.
For investors, the split between the market average and the top sales is the underwriting point. The average price of $136,841 per unit sits well below the national average, while newer suburban product commands $230K to $263K per unit. Deals need to be priced on their own age, location, and occupancy, not on the city average, and occupancy at 93.1% leaves room for tenant quality to matter more than headline rent.
