Allied Properties REIT cuts its distribution 90%
Announced with Q3 on Oct 28, reported Oct 29: monthly payout falls to about C$0.006 per unit from November, retaining about C$126M a year for debt reduction, with net debt at 12.5x annualized adjusted EBITDA. Occupancy was 84.9% and leased 86.8%, both above Allied's own expectations.
Investor impact: in Canadian office right now, leverage, not leasing, is what breaks a deal. Underwrite refi and debt maturity before vacancy.
